The Landlords requirements are more stringent than that of the general householder due to the fact that they have or could have entrusted his property to total strangers.
Firstly on change of tenancy or every 10 years a Periodic inspection should be carried out to comply to BS7671 of the electrical standards.
Secondly that any portable appliances supplied are to be PAT tested every year. It is also in the landlord’s interest to have it clearly stated in his tenancy agreement that the Tenant will supply a PAT test certificate for items they intend to use within the house while in residence.
Emergency Lighting and Fire Alarm installations are also part of the landlord’s responsibility.
